How long do you lease properties for?

We sign residential tenancy lease agreements under our company name. We desire the longest leasing term available, with the minimum being 12 months.

Do you still pay rent if the property is not occupied by a guest?

Guaranteed rent paid on time, every time, regardless of occupancy, ensuring the owner’s cash flow remains steady.

What condition does the property need to be in for short-term rental consideration?

At a minimum, the property should be clean, compliant, in good repair, and equipped with essential appliances and safety features.

What about body corporate rules?

We only operate in buildings where short- or mid-term accommodation is permitted.

What is the length of guest stays?

Guest stays can vary from 2 nights to several months at a time

What about insurance?

We hold public liability and insurance per property for contents. Additional cover is held depending on the booking platform. Owners must maintain appropriate landlord insurance. We advise owners to notify their homeowner's insurance that the property is being used for short-term rentals.

Who manages cleaning and maintenance?

We manage all cleaning, linen, and day-to-day operations through our trusted local providers.

How do you ensure quality control?

Professional cleaning checklists and pictures, guest feedback monitoring and regular property inspections.

How do you prevent wear and tear?

We maintain properties better than typical long-term tenants, with professional cleaning after every stay, periodic inspection of the property's condition, and repair or replacement at our expense if our guests cause damage. If needed, we'll perform light refurbishments to maintain our standards. Guests also typically spend less time in and using the amenities of the property.

How do you mitigate noise and disturbances?

We install Minut alarms to notify us of noise and occupancy levels, provide warnings to guests if exceeding, and call out security if required

Do you handle guest screening?

Yes. Guests are carefully vetted, and the property is positioned for families, professional and corporate stays, not party or event bookings.

Who is the point of contact for guests?

We act as the primary point of contact for guests throughout their stay.

Can owners block dates for personal use?

Owner stays may be accommodated with advance notice, subject to availability, frequency, seasonality and negotiation of fees such as cleaning and rent-free periods.

Can you work directly with my property manager or agent?

Absolutely. We’re happy to coordinate directly with agents for a smooth setup and ongoing communication.
